Al Ahly Sabbour Developments has unveiled its inaugural retail units and announced the completion of the final residential building at its flagship project, “Wadi Zaha.” This announcement occurred during the Oman Real Estate Expo (OREX 2026), which took place from May 10 to 13 at the Oman Convention and Exhibition Centre.
This significant development underscores the company’s ongoing expansion in the region and enhances its reputation as one of Egypt’s premier real estate developers. It is part of a broader strategy to deliver fully integrated, high-value investment projects within the Omani market.
The retail concept was developed in collaboration with Knight Frank and is designed to create a structured ecosystem that meets the daily needs of residents through ground-floor retail spaces in residential buildings. The concept is divided into three interconnected zones: the Convenience Hub Zone, the Lifestyle Layer Zone, and the Social Edge Zone. Together, these zones create a cohesive experience that integrates essential services, dining options, cafés, and leisure activities in a walkable community setting.
The Convenience Hub Zone marks the project’s first retail launch, featuring unit sizes ranging from 51 to 166 square meters. Exclusive offers during the exhibition include a 0% down payment option, installment plans extending up to five years, and a 5% discount for buyers.
Additionally, the expo highlights the launch of the final residential building at “Wadi Zaha,” presenting a unique opportunity for ownership within the development. This building offers a variety of units, including studios, one-, two-, and three-bedroom apartments, as well as penthouses, with sizes ranging from 54 to 210 square meters. All units come fully finished and are equipped with kitchen appliances and air conditioning systems.
Buyers making a 30% payment of the unit value are also eligible to apply for Omani residency, in line with current regulations in the Sultanate of Oman.
"Wadi Zaha" is a prominent mixed-use development in collaboration with the Ministry of Housing and Urban Planning in Oman, located within Sultan Haitham City. The project boasts a strategic location, offering views of Central Park, the Wadi, Sultan Haitham Mosque, and the main promenade, reflecting a commitment to quality of life and integrated urban living.
Al Ahly Sabbour aims to achieve sales of RO33 million in 2026, projecting a 20% growth rate, with planned construction investments of OMR 8 million to facilitate project execution.
In 2025, "Wadi Zaha" exceeded its sales target by 101%, with 540 out of a total of 950 units sold. Currently, Phase One construction is in progress, encompassing about 40% of the total project area, with approximately 300 units under construction. Deliveries are expected to begin in the first half of 2028.
