Key Projects to Watch in Oman’s Muttrah Wilayat: What Investors and Entrepreneurs Need to Know
Muscat is witnessing the development of several tourism projects at various stages, according to project promoters.
Although precise visitor numbers for Muttrah are difficult to obtain due to its open-access nature, Muttrah Fort has seen a steady increase in visitors: 144,620 in 2024, compared to 136,640 in 2023 and 39,707 in 2022.
Muttrah Square
The flagship project among these developments is Muttrah Square, for which Muscat Municipality recently awarded the construction contract. This ambitious project features an iconic U-shaped bridge extending five meters over the sea, complemented by a multi-purpose plaza, landscaped green spaces, pedestrian walkways, and a modern lighting system that synchronizes with the rhythms of the sea to create a captivating atmosphere.
Muttrah Square will offer panoramic views of the sea route and Muttrah Fort, enhancing the overall visitor experience. The Tender Board approved an allocation of RO 8,959,425 for its construction in September.
The project earned first place in the Bilarab Bin Haitham Award for Architectural Design, a competition aimed at inviting innovative proposals aligned with Oman Vision 2040. The design was crafted by Ahmed bin Mohammed al Ghadhami, Omaima bint Mahmoud al Hinai, and Abdullah bin Saleh al Bahri.
The bridge is designed to frame Muttrah’s iconic landmarks and will be surrounded by a mixed-use plaza featuring a dancing fountain, retail outlets, and cafes, with lighting that harmonizes with the sea waves.
Muttrah Cable Car
Progress on the Muttrah Cable Car project is advancing steadily and has entered advanced development phases. This project is expected to reshape Muscat’s skyline and tourism sector, offering opportunities for local and international companies to explore real estate and retail ventures.
Port Sultan Qaboos
The Omran Group recently signed an agreement with VA Group to develop a mixed-use project along the Port Sultan Qaboos waterfront. The plan includes a retail pavilion, a Heritage Hotel, and residential units complemented by a marina located behind the Port Gate. Currently in the design phase, the project follows a masterplan developed by London-based Grimshaw Architects.
These initiatives collectively aim to bolster Muscat’s tourism appeal and contribute to its strategic growth in line with national development goals.

Oman’s ambitious tourism developments in Muttrah, including the award-winning Muttrah Square, the Muttrah Cable Car, and the mixed-use Port Sultan Qaboos Waterfront, signal a strategic pivot towards boosting visitor engagement and revitalizing key urban areas. For businesses, this creates significant opportunities in retail, hospitality, and real estate sectors, while smart investors should consider early involvement in these projects to capitalize on rising tourist footfall and urban regeneration aligned with Oman Vision 2040. However, they must also stay alert to the risks of market competition and evolving regulatory frameworks in the rapidly developing tourism landscape.
