construction supervision of marine infrastructure at Downtown Al Khuwair.<\/p>\n<p>Bidders are required to submit their proposals by <strong>September 8<\/strong>, which is also the date for the opening of the bids.<\/p>\n<p>According to the tender specifications, the services for the Downtown Al Khuwair project in Muscat will encompass the design review and construction supervision of marine elements, coastal protection, land reclamation, canal and lock systems, as well as beach protection.<\/p>\n<p>The tender is segmented into two packages. The first package entails the design and construction of marina infrastructure, specifically the <strong>breakwater<\/strong>. This initial phase must adhere to a strict timeline to avoid conflicts with the desalination pipeline intake and the operational schedule of the desalination plant.<\/p>\n<p>The second package encompasses a significantly larger scope of construction, introducing various risks and activities associated with its complexity. This package will extend beyond the completion date of December 2026 set for Package 1.<\/p>\n<p>Package 2 is contingent upon the integration with existing nearby infrastructures that will be demolished, as well as the development of new utility networks and diversions.<\/p>\n<p>Earlier this year, in May, MOHUP solicited bids to design and construct a breakwater for the proposed Al Khuwair Downtown project. The project\u2019s scope includes the creation of main and low-crested breakwaters, along with the safeguarding of pipes connected to the Ghubrah desalination plant.<\/p>\n<p>Situated adjacent to the current Ministries Area, which will undergo remodeling but remain intact, construction is slated to commence by the end of this year. This initiative aims to significantly transform the urban landscape of Oman.<\/p>\n<p>Spanning <strong>3.6 million square meters<\/strong>, the Al Khuwair Downtown project will feature a cluster of buildings rising 35 to 40 stories, a marina, waterfront beaches, sports facilities, and a canal. By 2040, it is projected to house over <strong>45,000 residents<\/strong>, including <strong>7,000 office units<\/strong> and integrated metro railway connectivity.<\/p>\n<p>The development will promote a compact and walkable environment, guided by Transport-Oriented Development (TOD) principles. These principles aim to enhance public transportation accessibility and smart mobility solutions, including light rail transit, bus rapid transit, and water taxis. <\/p>\n<p>To encourage pedestrian activity, the project will incorporate passive shading and cooling elements throughout public spaces, along with cycling infrastructure to enhance the safety and utility of active transportation methods.
