Omani Entrepreneur’s ‘One-Stop’ Model Revolutionizes Property Services: Boosting Efficiency and Investment Opportunities

SALALAH, August 26 — Young entrepreneur Issa al Mashikhi, who established his company in 2023, is pioneering a one-stop service model designed to streamline and expedite property transactions in the Wilayat of Taqah, Dhofar Governorate. The service covers sales contracts, mortgage releases, and hiba (gift) transfers, managing all formalities with relevant authorities from start to finish.

Al Mashikhi developed the concept after observing residents repeatedly navigating multiple agencies with fragmented steps and unclear timelines. His aim is to relieve citizens of procedural burdens by entrusting the process to a professional team that delivers quicker turnaround times, comprehensive documentation, and full transparency.

The company consolidates the entire transaction process into a single, managed workflow starting with document review and appointment scheduling, followed by legal and administrative follow-up. Potential issues are identified before official submission to minimize errors and the need for resubmissions. Clients can track progress via electronic status updates, fostering trust in a market highly sensitive to paperwork accuracy. Al Mashikhi notes that establishing credibility was the main initial challenge, alongside dealing with varied case requirements. These challenges were addressed through clear process documentation, well-defined service agreements outlining scope, timelines, and fees, and consistent communication with competent authorities.

This innovative approach aligns with Oman’s national strategy to digitize services and enhance efficiency at governorate and wilayat levels, reducing travel times for citizens and improving submission quality to public bodies. It also promotes good governance by publishing fees, documenting workflows, and providing live status updates, which safeguard the rights of involved parties and reduce disputes. Economically, the streamlined procedures encourage property market activity, lower compliance costs and delays, support local cash flow, and create direct employment opportunities for young professionals in real estate and legal services.

What sets the Taqah model apart is its transition from fragmented to integrated service delivery through a single professional track, a shift from reactive corrections to preventive checks by identifying mortgage constraints and document gaps prior to filing, and increased transparency through realistic timelines, disclosed fees, and continuous tracking. Looking ahead, Al Mashikhi plans to launch a client portal for digital status monitoring and document uploads, implement training programs to enhance local expertise in property procedures and compliance, and expand advisory services such as land subdivision and pre-sale legal preparation.

“Leadership in this field is a duty of service,” Al Mashikhi says. “Our success metric is simple: a complete file, less time, a correct document—and a reassured citizen.” The Taqah model demonstrates how a locally led, professionally managed service can accelerate property transactions, build user confidence, and support Oman’s institutional modernization. It offers a scalable template for other wilayats to adopt as digital infrastructure develops and public-private cooperation strengthens.

The innovative one-stop property transaction model in Taqah addresses inefficiencies and boosts transparency, aligning with Oman’s digital transformation goals. This creates a فرصة استراتيجية للشركات والمستثمرين to tap into a more streamlined real estate market, while entrepreneurs should consider expanding such integrated services to other regions to capitalize on growing demand for efficient, tech-enabled solutions.
