Sustainable City – Yiti Set for Full Operational Launch by 2026: Implications for Investors and Entrepreneurs in Oman
Muscat – In anticipation of Zero Emissions Day on September 21, The Sustainable City – Yiti has announced significant advancements in phase two of its sales, building on the complete sell-out of phase one earlier this year. This achievement represents a pivotal moment in The Sustainable City – Yiti’s mission to promote sustainable living in Oman.
The strong demand for eco-friendly communities underscores the project’s alignment with Oman’s Vision 2040. Developed by Diamond Developers, a division of SEE Holding, in collaboration with the Oman Tourism Development Company (OMRAN), The Sustainable City – Yiti is setting a benchmark for sustainable community developments in the region.
Situated along the coastline of the Oman Sea near Muscat, The Sustainable City – Yiti aims to become the largest operational sustainable community in the area and aspires to be the world’s first net-zero-emission city by 2040. Encompassing nearly one million square meters, the project is designed to serve as a resilient, replicable model that prioritizes environmental stewardship, reduces emissions, enhances quality of life, fosters a green economy, and minimizes maintenance and operating costs.
The design of The Sustainable City – Yiti revolves around six pillars of environmental sustainability: food, energy, water, products, mobility, and waste. The initiative aims to lower the per capita carbon footprint of its residents by 78% compared to traditional housing in Oman. It will operate on 100% renewable energy, implement full water recycling, divert 100% of waste from landfills, and achieve 80% self-sufficiency in food production.
The newly launched phase two offers approximately 500 residential units, which include studios, one- to three-bedroom apartments, and three- to four-bedroom villas. This diverse offering caters to a variety of lifestyles while adhering to leading sustainability and eco-friendly standards. Following the successful sell-out of phase one, which featured 300 residential units, this strong interest from buyers—especially Omani nationals, who represent 55% of the homeowners—demonstrates the increasing commitment to sustainable living in the region. The other buyers hail from 29 different nationalities, with notable representation from Russia, North America, and the United Kingdom.
Mahmoud Shehada, Chief Sales and Marketing Officer at The Sustainable City – Yiti, remarked, “The robust sales of phase two, following the complete sell-out of phase one, clearly showcase the rising demand for sustainable living in Oman. Inspired by the success of our communities in Dubai, Sharjah, and Abu Dhabi, we are thrilled to bring this transformative live-work-thrive community to Oman. Beyond its environmental benefits, this development provides substantial financial advantages, including significant utility savings—up to 100% for electricity and 50% for water—as well as zero maintenance fees, making it an economically sensible choice that encourages real behavioral shifts.”
The project is progressing rapidly, with 93% of the infrastructure already completed, and is set to become fully operational by 2026. Upon completion, The Sustainable City – Yiti is expected to accommodate around 10,000 residents and visitors.
