Oman Real Estate Deals Near RO 946 Million: Key Insights for Investors and Business Owners
MUSCAT: The value of real estate transactions in Oman increased by 13.4 percent year-on-year, reaching RO 945.8 million by the end of April 2026, according to data from the National Centre for Statistics and Information (NCSI). This growth was primarily driven by stronger mortgage activity and higher property sales.
Sales contracts totaled RO 439.6 million across 22,272 transactions, up from RO 408.5 million in the same period last year, marking a 5.6 percent rise in the number of sales contracts. Mortgage contracts experienced the most notable increase, with their value climbing 19 percent to RO 501.4 million. The number of mortgage contracts also rose significantly to 9,095 from 7,164 the previous year.
Swap contracts were valued at RO 4.8 million, a 21.5 percent increase from RO 3.9 million during the corresponding period in 2025. However, the number of swap transactions declined to 264 from 436.
Despite the increase in the total transaction values, the number of registered properties fell by 10.8 percent to 65,530, down from 73,432 in the previous year. Additionally, property ownership by GCC nationals saw a sharp decline, with 317 properties registered compared to 529 in the first four months of 2025, a drop of 40.1 percent.
These figures highlight ongoing momentum in Oman’s property market, supported by increased financing activity and higher transaction values, despite a reduced volume of overall property registrations. — ONA

The 13.4% rise in real estate transaction values, driven by a 19% surge in mortgage contracts, signals strong market momentum and growing investor confidence in Oman’s property sector. However, the decline in registered properties and reduced GCC nationals’ ownership suggest potential shifts in market dynamics that businesses and investors should monitor closely. Smart investors should capitalize on the financing boom while remaining cautious of evolving demographic and regulatory trends shaping property ownership.
